Every heating firm gets asked this before anything else, and most answer it with a range so wide it tells you nothing. Here is the honest version.
Why nobody can price it over the phone
Four things move the number, and none of them are visible from a phone call.
The size of boiler your house needs. That comes from the number of radiators and bathrooms, not the size of the house. Two bathrooms running at once needs a boiler that can supply them, and getting this wrong is why some houses never seem to have enough hot water.
Whether you are staying with the same type. A straight swap is the cheapest job we do. Converting a system boiler and cylinder to a combi means new pipework and a tank coming out.
Whether the boiler is moving. Moving it even to the next wall means gas, water and flue all move with it, and the old holes have to be made good properly.
What state the existing pipework and flue are in. This is the one that catches people. A new boiler on old, sludged pipework will not perform, and most manufacturers will not honour the warranty. If your radiators are cold at the bottom, that is the system telling you it needs a power flush before anything new goes on it.
What the price includes when we quote it
One fixed written figure, after a free visit. It covers the boiler, the fitting, the parts that go with it, the flue, the making good, and taking the old one away. There is no separate labour line that appears later.
What sits outside it gets said at the quote, not on the day. If the system needs flushing, or the gas supply needs upgrading to feed a bigger boiler, you hear that while you are still deciding.
Brands and warranty
We fit Glow-worm, Worcester Bosch and Vaillant most often. All three are serviceable, parts are easy to get, and we are not tied to selling you one of them over another.
You get a ten year warranty on the boiler and two years on our workmanship. The manufacturer warranty depends on the boiler being serviced every year — that is not us adding a condition, it is theirs, and it is the most common reason a warranty claim gets refused.
What we can tell you now
Our servicing and certificate prices are published on this site, because those we can price without seeing anything. A boiler service is £90. A landlord gas safety certificate is £100, or £130 for both together.
And we will always say when a repair makes more sense than a replacement. Quoting for a new boiler is the easy answer, not the honest one.
