Why a boiler needs doing once a year
£90, and about an hour. Most manufacturers void the warranty without an annual service, so on a boiler under ten years old the service costs less than the risk of skipping it.
The other reason is that most boiler failures give warning. Flue gas readings drift before anything stops working, and a seal perishes before it leaks. We would rather find that in October than have you ring us on the coldest night of the year.
If you let the property out you need a gas safety certificate as well, which is a different job. We do both in one visit for £130, up to two appliances.
