Every twelve months, and you have to keep the record
£100, or £130 with a boiler service, up to two appliances. Most landlords take the two together. It is £60 cheaper than booking them separately, and it is one visit for your tenant rather than two.
If you let a property with a gas appliance, the law says it has to be checked by a Gas Safe registered engineer every twelve months. You give a copy to the tenant within 28 days, and to any new tenant before they move in.
You have to keep the records for two years. If you are audited, or something goes wrong, that paperwork is the thing that matters.
That is the bit most people get caught out by. Not the check itself, but letting the date slip.
